Prema Communities has an extensive history in construction
over the past several years. We have built homes in
the Utah County Home Builders Parade of Homes over
the past eight years, six of those years having
built the largest homes in the Parade of Homes. We
have built over $40 million in custom homes
averaging 9,000 square feet and $1.5 million per
home. We have experience in building condos,
commercial buildings, strip mall remodels, high
rise, town homes and production homes. We have been
nominated the last three years for builder of the
year by the National Home builders Association of
Utah County. In 2002 and 2003, we built a home for
Habitat for Humanity.

Monterra Enterprises LLP
Monterra Enterprises LLP was formed for the
purpose of acquiring property to develop and to
build homes in California, Utah, and Arizona. The
partnership consists of three equal Partners; John
Ford, Carl Ford, and Ryan Schill. In addition to
Monterra Enterprises, LLP, the Partners have
formed Prema Communities to do the
development of the properties and to build the homes
on the acquired properties.
Monterra Enterprises has formed several
partnerships with prospective partners to provide
capital for their many projects in California, Utah,
and Arizona. One such partnership is Omni Properties
Group LLC. Omni Properties consists of three equal
partners, Monterra Enterprises, Eberting
Development, and Equity Builders Capital Group. Omni
Properties Group currently owns 40 acres of property
in Apple Valley, California and has an additional 10
acres under contract. The Apple Valley property is
currently being engineered and entitled for
development in 2006.
Omni has also placed approximately $1 million with
Cosmic Development for the purpose of purchasing 397
acres in Cedar City, Utah. Omni also plans to build
homes in Apple Valley, California and Cedar City,
Utah.
Monterra Enterprises also formed HeatherWood
LLC with a partner to develop 20 acres of property
in The Ranches at Eagle Mountain, Utah. The
development consists of 200 twin home units within
the Eagle Mountain Links golf course. This property
recently received final plat approval from the city
and also includes a pool, clubhouse and other
amenities.
Monterra Enterprises partners have developed
property over the past several years and have found
